2. Poor marketing

Dark phone photos, no floor plan, and a three-line description will kill an otherwise good listing. Nearly every buyer sees your home on a screen before they see it in person.

3. Condition issues

Deferred maintenance, dated kitchens, roof or moisture problems and heavy clutter all push retail buyers away, because most of them are financing and cannot pay for repairs on top of a down payment.

You have two honest choices: invest in the repairs to reach retail buyers, or sell as-is to a cash buyer who prices the work in. Both can be the right call — it depends on your equity and your timeline.

4. Wrong agent strategy

An agent who listed and disappeared is a strategy problem, not a market problem. You should be getting weekly feedback, showing data, and a written plan for what changes if there are no offers in 14 days.
